Mike Shally formed the company in April 1995, after working for other property management companies, and coming to the conclusion that they were over charging Landlords and not doing enough for them, in the area of getting good Tenants. So M&L was started and so was the motto Dedicated to Client Care, to both Landlord and tenant. We find that this has worked very well for the company, which has expanded every year since we started. M & L Associates are able to offer the complete Management Package, or a basic Introduction deal.

 
The Introduction Deal
We advertise and find the Tenant for you, you do your own viewings and arrange your own Contracts, will arrange time and Dates with you and advise you on any Queries you may have.
For this service our charge is the first weeks rent.
 
Full Management

For this service we advertise, find the tenant, reference them and do the full Credit Check.

We arrange to view the property with the prospective tenant, draw up the contracts collect Deposits, Rent in advance, write Inventories and take all the Meter readings.

We supervise the moving in and out of the Property, Collect the rent on a Weekly system and Transfer Cash to your Bank Account on a four Weekly basis.

We conduct frequent Inspections of your property and let you have any Reports we think necessary.

You are at liberty to use workmen of your own choice for repairs or our fully qualified team of Contractors, with whom we have already negotiated favourable terms on you behalf.

For this service our charge is 12.5% .

A £100 tenanting fee is charged on the ingoing of the first Tenant, this is taken from the first lot of money taken from the Tenant.So if we don't find you a Tenant then you pay us NOTHING.  

OUR RATES ARE COMPETATIVE AND THERE ARE NO HIDDEN CHARGES. WE ARE AVAILABLE 24 HOURS A DAY ON MOBILE OR 9-4 MON - FRI IN THE OFFICE.

INVESTMENT LANDLORDS THERE IS A SPECIAL SERVICE WE OFFER TO FIND YOU PROPERTY, VIEW IT, GIVE YOU AN IDEA OF RENTAL INCOME, ARRANGE FINANCE FOR YOU IF REQUIRED, THEN TAKE OVER THE FULL MANAGEMENT FOR YOU.

Rental Incomes
Below are examples of rental incomes we can collect:
 
1 Bed Flat = £100 per week £433.33 per calendar month.
Less commission 12.5% = to you the Landlord = £379.17 per calendar month.
 
1 Bed House = £110.00 per week = £476.67 per calendar month.

Less commission 12.5% = to you £417.09 per calendar month.

 
2 Bed House = £125 per week = £542.00 per calendar month.

Less commission 12.5% = to you £474.25 per calendar month.

 
3 Bed House = £150 per week = £650.00 per calendar month.
Less commission 12.5% = to you £568.75 per calendar month.
 
4 Bed House = £160 per week = £693.00 per calendar month.
Less commission 12.5% = to you £606.38 per calendar month.
 
These examples are taken on the average Terraced House or Flat in the same area.
