We offer the Letting Agent, Management Agent and Landlord a professional, impartial Inventory service. The importance of an independent Inventory Clerk carrying out an independent report cannot be stressed enough, it will protect both the landlords property and the tenants deposit in a dispute, which could lead to a hearing in the local County Court. We at Inventories 4 U would be willing to back up our work in a court of law if so required. |

| We will prepare a full Landlords inventory backed by digital photographs within 48 hours of our visit. |

Our company fully appreciates how important that attention to detail can be especially in any dispute situation. We prepare copies of the report for the Landlord, Tenant and Managing Agent which are emailed to each interested party. The report is then placed on CD, or printed copy if you prefer and mailed to you. |

Prior to Inventory and Letting |

It is recommended that properties are cleaned to a professional standard for the start of a tenancy, paying particular attention to carpets, curtains, upholstery, kitchens and bathrooms. Many Landlords feel a professional clean is an unnecessary expense and either try to do it themselves or not at all. Hving a professional clean carried out will in the long run save a Landlord money. |

"A tenant has a duty of care to return the property at the end of a tenancy in the same condition, Fair Wear and Tear excepted, as that recorded on the Inventory at the start of their tenancy". |

If an item is soiled at the start of a tenancy a tenant cannot be charged for cleaning it at the end. Landlords are also advised to retain all receipts. |
